Yardley, Lower Makefield Township, Bucks County, do you know what the market is doing?
I recently subscribed to a wonderful statistical reporting service, that allows me to follow, from a statistical perspective, the area real estate market. I can create reports for all of the market areas I serve.
For today, lets look at the Yardley, Lower Makefield areas, which are included in 19067.
I have been advising people, for some time, that the higher the price, the more challening the market it. This chart clearly shows that to be the case. There is a correlation between median price, and days on the market. The higher end market, is definitely the most challenging to market, right now. Lets look at a similar chart, for condos and townhomes, in the same area.
As you can see from the chart above, the number of days on the market is much less, for this market segment. The reasons are pretty clear. The most active buyers right now, are still, first time home buyers. They often buy condos, townhomes, and less expensive, single family homes. Thus, the number of days on the market is much lower for those types of properties.
Finally, lets look at the statistics for the highest priced quartile, based on median price, and see what the days on the market look like for more expensive homes.
From the chart above, you can see that the average days on the market, for the upper quartile, is, on average over 150 days!
Given that statistic, is has never been clearer that if you plan on moving, you need to have your house priced correctly, or it will be on the market for a very long time.
