santaNewtown’s Santa Parade is a family tradition and continues to provide a magical experience for the whole community. The parade will start at 2PM on December 6th from The Stocking Works on South State Street and travel north then turn left onto Washington Avenue then continue west one block to Sycamore Street and right turn. The Parade will then continue north on Sycamore Street and end at the corner of Sycamore and Durham Rd.

 

This year the parade will be bigger and better than ever before.

Some of the parade highlights include: 18 of the Famous Philadelphian Mummers in the Uptown String Band.  CRHS North and South Bands. Parade floats & fire trucks. Horse drawn carriages.  A live pageant of animals.  Santa and much, much more.

 

Remember to come early and bring all your family and friends, blankets and chairs! The entire parade route sidewalks are available for spectators to pick a spot and watch this magnificent parade.

 

Before and after the parade, many Newtown Business will be having special promotions, don’t leave town before grabbing a bite to eat or stocked up for the holidays!

6 Reasons to list your house now, in Yardley, Newtown, Lower Makefield Township & Upper Makefield Township, Bucks County.

I want to sell my house, but should I put it on the market this time of the year?   Aren’t the holidays, a bad time of year to sell?      sold

Over the years, virtually every seller that I speak with at this time of the year, asks me those questions.  Believe it or not, there are actually several very good reasons to put your house on the market, around the holidays.   Here they are:
 
1.  People are in a festive mood this time of the year.  As we all know, buying real estate is a very emotional experience.  People generally feel better, around the holidays.  I believe that this often translates into a more positive showing experience.
 
2. Houses often look better this time of the year.  Along with my first observation, houses that are decorated appropriately for the holidays, often look better.  This will also help with the showing experience. 
 
3.  There is 0ften less competition, at this time of the year.  Becuase so many people are under the impression that the holidays are not an effective time to expose a house to the market, inventory will often shrink, until the spring.  Since the real estate market is a function of supply and demand, a reduction in inventory, can often help the seller improve the chances of finding a buyer. 
 
4.  Buyers who are looking at this time of the year, are generally very serious buyers.  I have found, that buyers who are actively searching for homes, around the holidays, tend to be extremely serious.  With all the distractions of the holidays, if people are willing to take the time to look for houses, they are usually serious and committed to the process.
 
5.  Coroporate relocations tend to increase, at this time of the year.  I have found, that many corporate relocations occur in November and December.  This can be a slower time, in the business cycle, for many types of corporate entities.  Obviously that is not the case for retail businesses, but I have found that the level of corporate relocation opportunities, often increases around this time of the year.  It is a good time to have your house on the market, in order to take advantage of those very motivated, buyers.
 
6.  You know what the market condition is at the current time.  If your goal is to sell your house, you can evaluate and understand where the market is right now.  If you wait for what is perceived to be a, “better time”, the market could deteriorate further.  Often the fallacy of waiting until the spring, which is what many sellers propose, is that if there are a lot of additional sellers in the spring, the market could deteriorate further.  Again, since real estate is a function of supply and demand, if the spring season brings a lot of additional sellers, but fewer buyers, inventory rises and there is downward pressure on prices.  Since no one can predict the future, you can evaluate the current market, and decide whether it makes sense to sell given those conditions.
 
Clearly the decision as to whether or not to put a house on the market this time of the year is personal.  The point of this post, is to offer some very compelling reasons why it often makes sense to list houses, during the holiday season.  I would welcome your thoughts on additional reasons to sell, at this time of the year.

FROSTY’S SHARING AND CARING CHRISTMAS at Spirit In Motion Ballet Theatre   – Saturday, December 5,2009.

Join Spirit In Motion Ballet Theatre as they present this wonderfully joyful event to raise money for children in need in Ilbissil, Kenya on Saturday, December 5th, 2009 at 2pm.

 

Enjoy magical dancing, beautiful singing, join in the festive fun, and most importantly, celebrate the TRUE meaning of Christmas!

 

Snack on milk and cookies after the short performance. Your child will have an opportunity to take a photo with Frosty, make a cool Christmas craft for him/herself and one for a needy child in Africa.

Proceeds from this event will go to COME UNITY. Directed by Kristin Scott, COME UNITY has been working to raise funds to provide clean drinking water to the community of Ilbissil, Kenya.

Newtown, New Hope and Yardley , PA-Things to do with the kids!

Winter will be settling in soon and parents will be looking for fun activities for the children.  Here are just a few things to do in the area to save you from “Cabin fever” this winter. Let me know if you have any additions to this small list, I’ll happily post them for all to enjoy!

Color Me Mine

This is an art studio that stocks clay pots, mugs, plates, and any number of figurines, along with glazes and brushes. Kids and adults paint their selection. There is a work area in which to create a masterpiece, and the studio will then fire the creations and have them ready for pick-up. The Bucks County Visitor Center in Bensalem will be decorated for the Holidays!Twenty-five uniquely themed trees will be on display though January 13, 2010 in the main gallery of the Bucks County Visitors Center.

Each tree is decorated according to a specific theme individually sponsored by a member of the Bucks County Conference & Visitors Bureau.

The holidays are beginning in Doylestown! Come join the fun with the lighting of the Dreidel and tree. Enjoy the sounds of carolers, free cookies and cider and Santa!

The festivities begin at 6pm on Friday, November 27th and Santa will arrive at 6:30pm. The location if you don’t already know is in the Town Center at State and Main Streets.

Real Estate in Bucks County; Historically, how bad is it?

I saw a really interesting article, yesterday, from the Associated Press wire, written by Dave Carpenter.

Basically, the article makes a strong and compelling case, for the fact that despite the current problems with the real estate market, it still generally does pay to own a home.  [issuu viewmode=presentation layout=http%3A%2F%2Fskin.issuu.com%2Fv%2Flight%2Flayout.xml showflipbtn=true documentid=091113212616-8bda209a3f414c8f8f4c79331c07ae7b docname=schiller username=sbgifford loadinginfotext=Historic%20housing%20chart width=420 height=325 unit=px]Please see the graph, which you can find on the website, for Irrational Exuberance , by Prof. Robert J. Shiller. I realize that there are thousands of home owners all over the country, who are in a postition of being, “under water”.  What that means, is that they owe more on their home than what their home is worth.  The majority of home owners who are in that position, are making mortgage payments on time, and waiting for the market to recover. 

If you are not familiar with the term, “short sale”, it refers to cases where a seller is trying to sell a home, buy owes more on the home than the house is worth, and doesn’t have resources to make up the difference at closing.  Often times a lender will work with a seller in that condition, to allow the sale take place, with the lender agreeing to release their lien for an amount less than the full balance remaining on the mortgage.

What this article pointed out, is that since World War II, home prices have appreciated about 4% a year.  There are tax benefits to owning a home, and buying real estate is a highly leveraged investment. 

There have been a number of booms and busts in real estate, and the current collapse of the housing market, may have ended the idea of using a home as a speculative investment.  In my opinion, that really isn’t such a bad thing. 

According to the article, economists say that home prices have risen about a half a percent a year, above inflation, since the 1940′s.

If you are a home owner,  who purchased a house in the 1990′s, although the value of your home has certainly decreased over the past couple of years, it is most likely, still worth almost double what was paid for it. 

The point of all of this, is that, over time, owing a home is still a good investment, and we will eventually come out of the current buyer’s market cycle.  I have consistantly advised clients that real esate has always been cyclical, and the current enviornment is no different.
